*Powder Park Place* is a three story, Cape Cod in which every floor has two bedrooms and one bathroom. *Layout and Description* The first floor and the second floor have similar layouts. The sizes of the room are essentially equal. Each of these floors has a living room and kitchen and a fireplace. The first floor is ground level in the front of the house where the kitchen and living room are located. The bedrooms are in the back of the house, and since the house is on a slope this gives them the appearance of being basement rooms (ie. the windows in these rooms are at ground level). The second floor has huge windows with great views and there is access to the deck (with the hot tub) from the living room. The first floor rooms are called Mediterranean and Baltic. The second floor rooms are known as Free Parking and Commonwealth Avenue. All four of these rooms are considered essentially equal – the only difference in price will be based on which beds are included in each. All of these rooms will easily sleep at least 3, and they can be set up to accommodate more than that. A room can be purchased as a whole on a full or part time basis, or a share can be bought in the room. There will be up to 3 shares assigned to these rooms at any one time. Couples simply count as 2 shares. On the third floor, the rooms are called Boardwalk and Park Place. These rooms can be set up to sleep 8 (3 full size beds, 2 twins which are top bunks are in Boardwalk, 2 full size and 4 twins, 2 of which are top bunks, are in Park Place). The rooms were the same size until a smaller sub-division was created within Boardwalk – so now Boardwalk has a smaller room within a larger room. Although Boardwalk is sub-divided, these rooms are considered essentially equal. In between Boardwalk and Park Place there is a bathroom. A maximum of 5 shares will be assigned to Boardwalk or Park Place at any one time. Here, there is separate pricing for couples shares. *Amenities* We have two fireplaces, two kitchens, a large second floor deck that has a 7 person hot tub and a gas grill, a computer with DSL connection along with a wireless router, DVD players,2 dishwashers, laundry and cable TV. We also have monthly maid service. Any additional cleanings will be paid from the cleaning/fees that each person must pay, and will be refunded if additional cleanings are not needed. *Who We Are* This will be our 4^th season as a ski house. We are from MA, NJ, CT, NYC, and Long Island. We have a mix of singles and couples, and our age range is from 20's to 40's. We hold a variety of careers, mainly in education, technology, financial services, and the trades. Some ski, some ride, some do both. For those who stay up late, they must respect other people's need for sleep (so they can wake up early and hit the slopes!). *Prices * Prices for Mediterranean/ Baltic / Free Parking / Commonwealth Ave.: Want the room every weekend – the base price is $3800 to accommodate up to 3 people who are considered shares in the house. There is a $100 fee per each additional bed if you request the room to sleep more than 3 people (bedding for 5 is the limit in a room such as this, one bunk with a full on bottom and twin on top, and another bed – either bunked twins or a full size bed). *There is also a $100/person cleaning deposit/fee.* Buy a room every other week – the base price is $2100 to accommodate up to 3 people who are considered shares in the house. Buy a third floor room for the season - $5400. These rooms can be set up to sleep 8 (3 full size beds, 2 twins are in Boardwalk, 2 full size and 4 twins are in Park Place). There is appropriate space for storing your equipment and gear. *Cleaning deposit/fee* is to cover any cleaning expenses above a monthly, very basic cleaning. If additional cleanings (or repairs due to abuse) are deemed necessary, as per the House Manager, then money for this cleaning will come out of the accumulated cleaning fees. The money will come equally out of the accumulated cleaning fees, unless the House Manager deems that it is extremely clear that certain, specific persons should be the ones to pay for specific cleanings. If there is money leftover at the end of the season, this money will be refunded to the shares when their keys are returned. *Pets *- all pets must be approved by the House Manager. There is a $100 fee per pet – this goes towards possible cleanings and/or wear and tear on the house. This non-refundable fee applies to any pet that comes up to the house more than once. *Payments* 25% is required to reserve your spot for the following season. When you make your deposit, you request any preference for a specific room/bed and, for half shares, which schedule you would like. Rooms/beds are done on a first come, first serve basis (although if a single share requests a full size bed, they can be bumped by a couple requesting that bed – so therefore they should include a second choice bed). If you request your money back before Sept. 1, you will receive the amount you paid, minus a $50 cancellation fee and an additional 3% if you had paid via PayPal (that is approximately what they charge). After Sept. 1, there are no refunds. Payment in full is expected by Nov. 1. You must pay your full payment during your first weekend at the house (the only exception is “Off season use”). If you do not make your final payment by Dec. 1, then you are in danger of having your requested spot sold off – if that happens, then your deposit can be applied to another available room or share. *Half Share Schedules* (notice that weekends start on Thursdays) A Nov.3, Nov.17, Dec. 1 Dec. 15,Dec. 29 (New Year's), Jan. 12 (MLK), Jan. 26, Feb. 9, Feb. 23, March 9, March 23, April 6, April 20 B Nov.10, Nov.24 (Thanksgiving), Dec. 8, Dec. 22 (Xmas),Jan. 5, Jan. 19, Feb. 2, Feb. 16 (Prez), March 2, March 16, March 30, April 13, April 27 *Rooms sold on a Quarter schedule* – is exactly every other weekend on the A Schedule. On the B weekends, Feb. 16 (President's Day Weekend) will be traded for Feb.2 so each quarter schedule has at least one holiday. *Switching times* to better accommodate peoples' schedules (i.e. for half shares) – Must be coordinated between individual half shares. *Off season usage* – can be requested by those who have put down their deposit for the following season. These requests are generally approved, though this is not a guarantee. *Guests* – when possible, guests should stay within the room of their host share. Shares must coordinate guests with the other shares in their own room. Preferably, the shares within that room will coordinate this themselves. If the shares can not decide upon how to coordinate guests for their room, then the House Manager will draw up a schedule for that room or the House Manager will decide guest requests on a case by case basis for that room. Under circumstances when you are not able to find space in your room for guests you would like to bring up, it is ok to ask (e-mail) the others in the house if there is space in their rooms, but make sure this is okay with everyone in that other room not just one person. *Additional guests policies* - There will be no guest fees, unless the shares and/or the House Manager decide or agree to institute a fee to benefit members of the house. However, shares should definitely let their guests know that generous donations, such as food or something else that can be shared, are encouraged. Even more importantly, shares should make sure that their guests know that this is a house that functions as a household, and they should definitely help out to help keep things in good order – clearing off the deck or bringing in wood are the simplest examples of this. Under no circumstances should the same guest come up to the house more than twice. *Policies * 1. Members and guests are expected to help out with household chores and perform, at the very least, one duty every weekend. The monthly maid service does basic cleaning, such as vacuuming and cleaning kitchen/bathroom services. The house must be left in an uncluttered manner every weekend. Other basic include taking out the garbage, clearing the deck of snow and any other debris, bringing in wood, turning the thermostats down to 50 degrees when the house is left, etc. 2. There is parking at the top and the bottom of the driveway. Do not block people in, and do realize you will be awakened if you do park anyone in. Although we have excellent plowing/sanding service, you may decide it is safer to park in the bottom part of the lot. Rocky Ridge Road and Tanglewood Drive are no better or no worse than other roads in and around the Killington area, so care must be exercised. 3. No smoking in the house. There are ash trays in on the deck and outside. Do not throw your butts on the lawn. In fact, don't throw any garbage anywhere it should not be – there is no reason why anyone should have to spend hours cleaning up the lawn after the snow melts. 4. Remember that you are completely responsible for your own safety and your own decisions. Think about safety everywhere – especially in and around the hot tub. Never put anything electrical anywhere near the tub, don't go in the tub if you have overindulged in alcohol or are otherwise tired or drowsy, and you must shower before you use the tub, and help keep it clean. 5. Respect others. This includes toning it down when people are sleeping, being clean and not leaving your dishes in the sink, and being a happy, enjoyable person whom everyone would want in their ski house. If your behavior warrants it, action will be taken – and you may be told to leave without any refund of your share money. 6. All house shares must sign the waiver, or agree to it via electronic means. *Waiver*: 1. I have read and understand all of the house rules. I agree to abide by them and understand that there may be consequences if I do not, such as removal from the house without refund. 2. I will be safe in my actions, and respectful towards others. 3. I am acknowledge that, in addition to being responsible for my own actions, I am also responsible for the behavior of any guests which I invite. 4. I understand that I am not to live in the house – I will maintain a separate residence which serves as my legal residence. 5. I understand that payment is expected by the beginning of the ski season and, unless otherwise stated in the payments sections, that payments are not refundable. 6. I understand that the cleaning deposit/fee is to cover any cleaning expenses above a monthly, very basic cleaning. If additional cleanings (or repairs due to abuse) are deemed necessary, as per the House Manager, then money for this cleaning will come out of the accumulated cleaning fees. If there is money leftover at the end of the season, this money will be refunded when keys are returned. *Directions* The address is 570 Tanglewood Drive, Killington. Take Route 4 to West Hill Road. If you're coming on Route 4East from Rutland, then this is about a mile or two past the Killington Access Road and you will turn right onto West Hill. If you're coming from MA (Rt.4 West), then you probably know West Hill besides this is the same road that connects up with the Access Road and you will turn right. Anyway, West Hill is where the Killington maintenance dept. is, opposite Aspen East Ski Shop on Rt. 4. Just turn onto West Hill, go up, and the first left is Tanglewood. The best thing to do is go past Tanglewood, take the next left which is Rocky Ridge Road. Then at the bottom of Rocky Ridge, turn right onto Tanglewood (though there is no sign there) and the house is the 2nd house on the right. Go up the driveway and you will see a big blue hot tub on the deck.
